But before you give up on homeownership, let’s talk about condos and townhomes. They could be the opportunity you’ve been looking for.
If you’ve been searching for a single family home and haven’t found anything that fits your budget, you may be limiting your options without realizing it.
Many buyers automatically search for detached single-family homes. But expanding your search to include condos and townhomes in Charlotte and surrounding communities can open the door to more possibilities.
According to Housing Wire Data, there were 233,030 condos and townhomes for sale nationwide in June more than any June in at least the past decade and more than double the inventory available in 2022.
That is encouraging news for buyers.
More inventory can mean:

More time to make a decision
Greater negotiating opportunities
More opportunities to find a home that fits your budget
Of course, real estate is local. What is available nationally isn’t necessarily what you’ll find in Charlotte, Huntersville, Concord, Matthews, Mooresville, Cornelius, Kannapolis, or other communities across the Carolinas.

The other major advantage is price.
According to the National Association of REALTORS®, the median condo price was $380,000 in June, compared with a $446,400 median price for a single-family home.
That’s a difference of more than $66,000.
For a buyer trying to save for a down payment, manage monthly payments, or stay within a specific budget, that difference can be significant.
Condos are typically smaller than detached homes, which is one reason they often have a lower purchase price. And if you don’t need a huge yard or several extra bedrooms, buying a smaller property could potentially help you get into the market sooner.
Before you start shopping, it’s important to understand what you’re actually buying.
With a traditional single-family home, you generally own both the house and the land it sits on. You typically have more privacy, more outdoor space, and no shared walls.
The trade-off?
You are generally responsible for more maintenance and repairs, and single-family homes often have a higher purchase price.
With a townhome, you generally own the home and the lot it sits on. Townhomes are often multi-level and share one or two walls with neighboring properties.
They can offer a great
balance between space and affordability.
However, depending on the community and HOA structure, you may still be responsible for certain exterior maintenance, repairs, landscaping, or other costs.
With a condo, you typically own the interior portion of your individual unit while the building’s exterior and common areas are collectively managed through the condominium association.
Many condo communities offer amenities such as:

Clubhouses
Walking trails
Security features
Exterior maintenance
The trade off is that HOA or condo association fees can be higher because they may cover maintenance of shared spaces and building components.
Before purchasing a condo or townhome, buyers should carefully review the HOA or condominium association’s fees, rules, financial health, reserves, assessments, insurance, and restrictions.
There isn’t one perfect property for every buyer.
The right choice depends on your budget, lifestyle, long-term goals, desired location, maintenance preferences, financing, and monthly payment comfort level.
For some Charlotte-area buyers, a townhome may provide the extra space they need without the price of a detached home.
For others, a condo may provide an affordable opportunity to become a homeowner while enjoying amenities and less exterior maintenance.
And for some buyers, a traditional single-family home will still be the best fit.
The important thing is not to eliminate an option before you understand it.
