Find a Great Realtor
Think you can sell your home yourself, and pocket the cash you would otherwise pay a Realtor?
It can be tempting, especially in a hot market, but resist the urge. “For Sale by Owner” transaction is almost always a disaster, leading you to sacrifice both money and time. That’s why one of the most important things to do before selling your house is find a great Realtor.
That said, don’t just blindly hire the real estate agent who most recently sent you a flyer or the one your uncle’s friend’s co-worker’s cousin used. Do some research to find a Realtor who is knowledgeable about your specific market, and then interview her to make sure they are a good fit.
Your Realtor should be someone you feel comfortable working with, whom you trust to sell your house for top dollar. Don’t be afraid to talk to a few Realtors before picking one.

Fix Any Loose Handles
It may seem like a minor detail, but a loose handle or a missing lightbulb can have a surprisingly negative impact on a buyer. It can make them pause and wonder, What else might be wrong?
For buyers, making an offer and committing to a mortgage is a significant decision. When selling your home, you want to inspire confidence—not doubt—that it’s the perfect place to live.

Add Some Plants
Consider staging your home and when you do, make sure you incorporating greenery. Plants will enhance any room because they create a fresh, inviting atmosphere. A bouquet of flowers or a bowl of fruit on the kitchen counter or dining table can add a touch of warmth. These natural elements bring color and vibrancy, making your space more attractive to potential buyers.

Depersonalize Your Home
An important step when putting your home on the market to sale is to eliminate distractions so potential buyers can envision themselves living in the space.
Sellers should remove personal items, family photos, and any bold artwork or furniture that might not appeal to a broad audience. The goal is to create a neutral backdrop that allows buyers to imagine making the home their own.
